What's the big deal? Fire Life Safety Inspections

Why Fire Prevention Matters

Fire safety systems are designed to assess the overall condition and functionality of the fire protection systems, ensuring that they will perform as expected in the event of an emergency or fire. And like other pieces of technical equipment, regular maintenance is necessary to make sure they work when it matters most. Even though these systems and devices are often out of sight, they should never be out of mind. Consistent routine inspections are essential for maintaining the safety and compliance of any building.

Fire safety regulations are laws and standards that define how buildings should be designed, maintained, and operated to reduce the risk of fire. They apply to nearly all types of buildings, including warehouses, schools' offices, restaurants, and residential complexes. Local authorities enforce these regulations to keep people and property safe.

Why Businesses Should Prioritize Fire Prevention

Fires can start in an instant, whether due to faulty wiring, cooking accidents, or unattended candles. While the causes may vary, the results are often the same—injuries, loss of property, and in the worst cases, loss of life. However, many of these incidents can be avoided by taking proactive fire prevention measures.

It may not be surprising that Adults 85 years or older had the highest risk of death due to fire, however, the US Fire Administration found that adults ages 25-74 had a greater risk than the general population and males are 1.6 times more likely to die in fires than females.

For business owners, fire prevention should be a top priority. A fire can not only cause significant property damage but also disrupt operations and potentially put employees and customers at risk. Having a comprehensive fire prevention plan in place can save lives and minimize financial losses.

But We Have Never Had a Fire Incident - Can't We Just Skip the Inspection?

As a proprietor or manager, it is your responsibility and the law to provide a safe environment for occupants, whether you are gathering for assembly, provide housing, or invite customers into your business for pleasure or product.

Failing to maintain these critical fire life safety systems can lead to severe consequences!

Title 31.20.020 Eliminating Fire Hazard. 31.20.030 Violator Assumes Costs.

"When you are the person having charge or control of a premises and there is a failure to maintain a building free from safety hazards (fire or life) or you fail to promptly comply with written notice of the Fire Bureau, you will be deemed guilty and civilly liable for the cost and cleanup of any emergency that may occur."

And that may only be the beginning of the costly consequences.

Fire safety regulators don't always wait for an incident to act. During inspections, if they find serious breaches, they can issue enforcement notices immediately. These notices require swift corrective action and may come with deadlines and follow-up visits.

In cases where violations pose immediate danger, authorities can order a full or partial business shutdown. This could involve closing off specific areas or halting all operations until the issues are resolved. These actions affect revenue, staffing, and day-to-day function.

Reopening after a shutdown isn't always simple. Businesses may need to invest in repairs, system upgrades, and even staff retraining. These processes take time and money, while the business remains offline and under scrutiny.

Besides the hefty penalties that can be imposed for non-compliance from the Authority Having Jurisdiction (AHJ), insurance companies may refuse coverage or raise premiums.

Without regular maintenance, minor, unaddressed issues like sprinklers, fire alarms, and extinguishers can escalate into catastrophic system repairs with exorbitant costs attached.

By conducting regular fire safety inspections and adhering to the NFPA Codes and Standards, you not only ensure the reliability of your fire protection system but also comply with legal obligations, reduce the risk of system failures, and enhance the safety of occupants and property. Regular inspections are essential for identifying and addressing issues early, preventing potential disasters, and ensuring peace of mind knowing that your fire protection system is in optimal working condition.

Inspections Are Easier Than You Think

How do I know what services I will need and how often?

Annual testing is required for the most common devices typically used in commercial facilities, i.e. sprinklers, fire alarm panels, emergency lights, and fire extinguishers. If you are a restaurant owner, a semi-annual fire suppression system test is likely required for the kitchen hoods. Some inspections may include intermittent inspections at 5 years, such as the 5-year internal sprinkler inspection, or FDC flushes. Additionally, your insurance agency and/or licensing may require inspections more frequently.

Reaching out to your local Fire Department or your States Fire Marshal's Office is the best way to be sure you are following the codes in your area.
